Mistake #3: Using Zillow Estimates as Comp Anchors
Zillow's Zestimate has a documented median error rate of 4–7% in Denver. On a $600,000 purchase, a 5% error is $30,000. Buyers who anchor to Zestimates instead of actual MLS closed sales consistently overpay or underbid at the wrong moment.
The fix: Offer prices should be based on closed comparable sales within the last 90 days in the same building or within a half-mile of similar properties.
Mistake #4: Underestimating Total Monthly Costs
Denver condo buyers frequently calculate affordability on mortgage payment alone. A $600K condo with 20% down at current rates: mortgage ~$3,200/month. Add $700 HOA + $200 parking + $300 taxes + $150 insurance = $4,550/month total. That's a significantly different affordability calculation.
Mistake #5: Waiving Inspection to Win an Offer
Inspection waivers were common in 2021–2022. Today's Denver market doesn't require it. An alternative: offer an "information only" inspection — complete the inspection but agree not to request repairs. You still get full information about the property's condition while signaling competitiveness to the seller.
